What we see in Prince Edward County homes
Prince Edward County is the most varied service area we cover and the one where the electrical questions are least like the rest of the region.
The building stock skews old. Picton, Wellington, Bloomfield and the villages have a great deal of nineteenth and early twentieth century housing, which means knob and tube comes up here as often as it does on Belleville's heritage streets — and often in buildings that have been through several changes of use.
What makes the County different is what has happened to those buildings in the last twenty years. Farmhouses converted to guest accommodation. Outbuildings turned into tasting rooms, studios and workshops. Barns wired for uses nobody designed them for. A building that was a house on 100 amp is now something with commercial-grade demand on the same service, and that mismatch is the single most common thing we are called about here.
Then there is the seasonal factor. A lot of County property sits empty for months. Empty buildings freeze, and freezing means burst pipes, and burst pipes over an electrical panel is a call we take every spring. Properties that are only occupied in summer also tend to have deferred maintenance nobody notices until the season starts.
Rural service is the other constant. Long driveways, detached buildings, wells, and outages that last longer than they do in town.
Getting to you
About thirty minutes from Belleville to Picton, longer to Wellington and the far end of the County, and considerably longer on a summer weekend when the traffic is against you.

What comes up most here

Electrical work in a property you rent to others cannot be done by the owner as homeowner work. It has to be done by a licensed electrical contractor and it has to be notified and inspected like any other job.
If you are running short-term accommodation, your insurer is also asking different questions than they would about a home you live in. A condition inspection with a written report is usually the cheapest way to find out where you stand before someone asks.
