Rural property or waterfront build
What we see in Marmora homes
Marmora is the furthest north we go, about forty-five minutes from Belleville. It is a former mining village surrounded by a large, sparsely populated township of lakes, bush and cottage property.
The village housing is old and much of it dates from the industrial period, with the electrical questions that go with buildings of that age and that amount of deferred work.
The bigger story here is everything outside the village. Marmora and Lake covers a lot of ground with very few people on it, which means long service runs, seasonal property, and a mix of permanent homes and cottages that were never designed to be permanent homes but are now used as one.
Two consequences follow from that. First, generators matter more here than anywhere else we cover — outages are longer, restoration is slower, and almost everyone is on a well. Second, service capacity is frequently the binding constraint. A building put up as a summer cottage on a small service will not carry year-round heating, a modern kitchen and a vehicle charger, and no amount of careful circuit management changes that.
Getting to you
Forty-five minutes north of Belleville, and the outer edge of our service area. No travel charge, but the honest position is that this is a drive.
We book work in this direction and we would rather group jobs than make the trip for a single small item. Emergency response here is a genuinely long wait, and we will tell you that on the phone rather than let you sit up watching the road.
If you need someone urgently and there is a closer contractor who can get to you first, we will say so.
What comes up most here
Generator transfer switches. The most important job on this page. Long circuits, heavy tree cover, slow restoration and wells everywhere. An outage here is not an inconvenience, it is no water and no heat until the power comes back.
Service and panel upgrades on properties that have changed use — cottages become homes, and the service rarely gets reconsidered when they do.
Waterfront and seasonal work. Winterising, spring reconnection, dock and boathouse supplies, and everything that a season of vacancy does to a building.
Outbuilding feeders. Garages, bunkies, workshops and pump houses, properly fed rather than extended from whatever was nearest.
Converting a cottage to year-round
The single most common project up here, and the one where the electrical budget is most often underestimated.
Start with a load calculation before you plan anything else. Everything downstream — heating choice, whether you can have an EV charger, whether the kitchen you want is possible — depends on what the service can carry, and finding that out costs very little compared with designing around a wrong assumption.
If the service does need upgrading, do it first. Every other trade’s work gets more expensive once it has to be done around finished space.
Before this page is published
Needs from the client: a firm decision on whether Marmora is genuinely inside the service area at no travel charge, or whether it should carry a minimum job size. An honest emergency response time — this page currently says it is a long wait, and that should be replaced with a real number or a plain statement that emergency service does not extend this far.
Plus one completed job with a photo and reviews from local customers.
