You get a fixed price
Written, itemized, and it doesn't move once you've signed unless we find something behind a wall — in which case we stop and call you before spending your money.
Permit, work, inspection
We file the ESA notification, do the work, and hand you the Certificate of Inspection. That's the paper your insurer and your buyer's lawyer will ask for.

Our 1920s place on Old East Hill still had knob and tube in the attic. They staged it over three weeks so we never lost power to the kitchen, and the final bill matched the quote to the dollar.
Called at 11pm when the whole back half of the house went dark. Someone answered, someone came, and it was fixed before midnight. Charged what they said they would charge.
