Village street or rural property
What we see in Brighton homes
Brighton is the western edge of what we cover, about thirty-five minutes from Belleville along the 401. It sits in Northumberland County rather than Hastings, which matters mostly because the electricians who advertise in Belleville tend to stop before it and the ones in Cobourg tend to stop after it.
The village has a substantial older core with nineteenth and early twentieth century housing, and the usual consequences: original wiring surviving in attics, undersized services, and modernisation that happened in patches.
What makes Brighton different from the towns east of us is the amount of newer and retirement-oriented building. There has been steady residential development here, and a lot of it is occupied by people who have downsized from somewhere else and are more likely than average to be adding an EV charger, a heat pump, a generator or accessible lighting.
Between the village and Presqu'ile there is also a stock of seasonal and waterfront property. Those have the same profile as County waterfront: empty for months, exposed to weather, and prone to producing a spring call about water where it should not be.
Getting to you
Thirty-five minutes west of Belleville on the 401. No travel charge to Brighton or the surrounding countryside.
Booked work usually within the week. This is one of our further service areas, so emergency response is longer than it is closer to base — call and we will tell you honestly what it will be.
What comes up most here
EV chargers and load calculations. More of these here proportionally than in most of our area, and more of them on newer services where the answer is straightforward.
Generator transfer switches. Popular here, and worth doing properly. If you are away for part of the year, a standby unit and an automatic switch are a different proposition than a portable you have to be home to start.
Panel upgrades in the older village housing.
Lighting, particularly retrofits and better task lighting. Ageing eyes need considerably more light than the standard single ceiling fixture provides, and it is one of the cheapest improvements you can make to a house.
Seasonal property work — winterising, spring reconnection, and dealing with what a burst pipe did to a panel.
If the house is empty part of the year
Two things save people money here:
Know what your panel is under. A panel below a bathroom, a kitchen or any run of pipework is a claim waiting for a cold snap. If yours is, moving it is cheaper than the alternative.
Do not simply switch everything off and leave. Heat trace, sump pumps and monitoring all need power, and the circuits you leave live should be a deliberate choice rather than whatever happened to stay on.
